Fair warning. Running an airbnb is pretty active. Its not passive.
Whether in state or out of state or you living there, you are going to need a team to work and help you out and run operations. You need to learn to manage other people to do your work.
For Communications:
- You can use software
- You can use Virtual Assistants (VA)
- You can have boots on the ground
Your biggest asset is the cleaners. They will be your eyes and ears on the property. Ask them for pictures before and after they clean.
Handling operations on these people can get tricky.
Does anyone know of a messaging tool that I can automate texts or slack messages? I Need to ask my cleaner the same messages every time they clean and I’m not into the idea of manually doing it every time?

- There is a free automated scheduler that can send text for both Android and apple. Look on ur app for messages.

- I use OwnerRez to send automatic emails anytime there’s a new booking with details like check in/checkout/task lists etc which gets sent to them. My cleaner is required to text me photos post cleaning so I don’t necessarily text
her unless there are one-off requests

- Link your vrbo and other calendars with airbnb calendar.
- Export calendar to Google calendar
- Share Google calendar with cleaner
- Turn on event notification and customize your message, so the cleaner will get the same email reminder each time.
